How to Revalue & Refinance Your Investment Property

Have you ever wondered how rich people manage to buy so many investment properties? I can tell you that Revaluing & Refinancing your Investment Property is the quickest and easiest way to be able to buy your next property. The other option is to save for another deposit but in most cases this will take you a few years so it is much easier simply refinance your investment property.

First of all you need to organize the bank to perform an investment property revaluation. The best time to do this is just before your tenants move into the property as it should be looking great after you 'cheap renovations' have been completed. It goes without saying that the better your property is presented the more favorable the investment property revaluation will be, so make sure you have the place looking great.

Once the investment property revaluation has been completed it is up to you to decide if you would like to refinance your investment property loan. Let me explain to you the advantages of this procedure.

Let's pretend that you bought your property for $ 300,000 and after 2 months work it was revalued at $ 360,000 (NOTE: whilst these are very general figures they are very realistic if you have bought and renovated well). What you can now do is ask the bank to refinance your investment property at the new price of $ 360,000 and get access to 90% of the new investment property revaluation. What this means is that rather than having a loan of $ 270,000 (90% of $ 300,000) you now have access to a loan of 90% of $ 360,000 = $ 324,000.

So what's the difference between $ 324,000 and $ 270,000 the payout figure of your old mortgage? $ 54,000. You now have access to $ 54,000 'whenever' and for 'whatever' you would like without even selling your property.

The are two common questions that people normally ask when they hear about this investment property refinance strategy.

Q. Do you have to pay interest on the $ 54,000 if you do not want to spend it?

A. Absolutely not, you only have to pay interest on it if you decide to spend the money.

Q. Can I use the money to buy anything, for instance a new car or a trip to Disney world?

A. Technically yes, but I definitely would not advise you not to do that – just yet.

The whole concept of this Investment Property Revaluation and Refinancing Strategy is that you use the equity of your asset to buy more assets NOT liabilities. $ 54,000 would be the perfect amount to use as a deposit (and legal costs) of your second investment property and that is exactly what successful investors have been doing for years and years.

If you're a bit disappointed that you do not get to buy your Porsche straight away then do not worry, you can still buy your dream car but I would advise you to buy a couple of properties first. Then once you have started to create some serious equity I would insist that you treat yourself to some of life's great luxuries. The homeowner and the consultant must have their interests aligned that means the consultant should be trying to minimize, not maximize, costs whenever possible, and make decisions based on the genuine interests of the homeowner. The method I find works best in the preliminary stage (ie. When the project scope and budget are defined and the consultant's scope of work is decided upon) is to establish an hourly rate for the consultant. Once the timeline, cost and scope of the project are determined, the renovation consultant should then present a proposal with a fixed price for their services. As a guideline, the rate for a good renovation consultant will range from $ 100 to $ 300 / hour, while in my experience for total project management using the fixed price method the fee is usually equal to 5 to 9% of the cost of the project.

On April 22, in a ceremony attended by Mayor Robert White, school leaders, library staff and Arrow representatives, the renovated library was revealed.

“Arrow Fastener is a valued and generous member of our business community,” said the mayor. “It is because of their donation, our students will benefit from the improved library. The collaborative efforts between Arrow Fastener, the Smith School Parent Teacher Organization (PTO) and the Saddle Brook School District were truly inspiring. I thank them all and wish Arrow Fastener continued growth and prosperity.”

“School libraries are considered a valued resource in many communities; however, funding cuts have resulted in the loss of librarians, materials and supplies. We are proud that we were able to make a difference in a local school,” said Arrow President Gary DuBoff in a statement. “It’s important to give back to the community, but it’s more important to be able to provide for the children.”

DuBoff explained the Activity Committee, headed up by Vice President of Human Resources Melissa Karlovitch wanted to give the students the right books they needed. The need for the books and assistance was brought to their attention by a PTO member, Emily Sikomitellis.

DuBoff said this is not the first time Arrow Fastener has helped out an organization and it will not be the last. His company has done work for Habitat for Humanity, supporting their building work, their 5K Race and selling raffle tickets and making money through their own bake sales. He said the company donated 100 percent of all funds collected from the raffles and bake sales to Habitat for Humanity.

DuBoff explained Arrow Fastener has been working with the school for about nine months to a year. He said they donated $25,000 and an additional $2,500 for e-readers. He added they built new furniture and decorations. In addition, he said, Arrow Fastener employees collected books and donated gently used books from employees.

DuBoff said part of the plan to remain involved includes sending employee volunteers over every two weeks and reading to students.

He explained the total amount of money in donations and work that has been donated to the undertaking is approximately $30,000.

Patricia Eckel, principal of Helen I. Smith School explained the PTO’s efforts to get the help of a company like Arrow Fastener is typical of all other PTOs she has seen.

“They always try to help the schools supplement what the regular budget can’t supply,” she said. “The plan to revitalize the library was already in the works. Arrow Fastener’s help accelerated the process.”

Eckel said the school is continuing to add more books to the library through the budget and the leveled reading program Arrow Fastner helped them build through their donations is part of a reading instruction program.

Eckel said, not only did the Arrow Fastener volunteers add new furniture, but they “added a little personality to the library” with their decorations.

“I have rarely seen this kind of involvement in my 31 years as an administrator,” commented Superitendent Bert Ammerman.

Ammerman said when this was proposed to the Board of Education at the end of last year, he was taken aback by the sheer enthusiasm and willingness of the company to help out.
